40 hours of theory class, then the tests, then 20 hours (24? Can’t remember) of what they call “practical”. After that you have six months to apply for a license and have it held by a broker.

real estate, capital gains missouri?

i recieved a house through inheritance, it is paid off. i have lived here 22 months but the house went into my name around 10 months ago. can i show with utilities that i have lived here as main residence for 22 months or will they go by the day it went into my name which would show me as being here for only 12 months?

It goes from the date your name went on the title. Prior to that you were considered a tenant in residence. You did not own the property until your name went on the title. Sorry! Best of luck to you :)

My husband hired a construction company to gut and remodel our home, they didnt comply with the electrical and plumbing codes outlined by our city (our inspector shut our home down) I went to the BBB and the Attorney General office. the at office got a confession from them stating they were willing to give us a refund, however they didnt, so the at office suggested after June 2006 that they were playing games with us and stated we needed to take them to court. The original contract date was 3/2003. Do we go from there or the date the AT office gave up on trying to get them to honor their agreement with refunding us. I have prepared my documents for the civil courts and I am ready to file, but I just needed to remember the statue of limitations. I thought it was 8 years.

Real estate tax is determined the same everywhere. Some county appraiser drives by the property and then looks at comps. Based on that, they make an assessment.

Although, I grew up less than an hour from Benton Co. so I know that comps are harder to come by because houses are so few.

You would need to go to a real estate school and take a class for about 75 hours. Most classes are given at night so it might be able to accomadate your busy schedule.
